In a landmark achievement for Bidadari’s HDB resale market, two four-room flats at 115C Alkaff Crescent (Alkaff Lakeview) crossed the million-dollar mark shortly after reaching their Minimum Occupation Period (MOP). On November 5 and 6, these units fetched $1.24 million and $1.06 million respectively, reflecting the development’s strong appeal among homeowners and investors alike.

Subsequent activity included a three-room unit transacted on November 20, 2024, at $750,000 ($968 psf) for a 775 sq ft flat—a testament to Bidadari’s ongoing appeal and upward market trajectory.

Rising Prices in District 13

District 13, encompassing Toa Payoh, Potong Pasir, and Bidadari, has consistently shown strong growth in HDB resale values. Three- and four-room flats have appreciated at about 12% annually, with three-room units averaging $662 psf and four-room flats reaching an average of $886 psf in 2024. These figures highlight the robust demand and enduring attractiveness of District 13 as a premier residential location.

In all, Alkaff Lakeview’s record-breaking million-dollar resale transactions underscore the development’s prime positioning, strong buyer confidence, and the ongoing strength of Singapore’s HDB resale market—especially in sought-after locales like Bidadari.
